Auction numbers remained high this weekend, with 827 taking place. Of the 827 that took place, 540 sold and 287 passed in, resulting in a clearance rate of 65% - the lowest clearance rate for some time.
Stock numbers are set to drop as we move forward into July with around 550 - 600 auctions per weekend.
This weekend 63 Newry Street, Fitzroy North was auctioned and sold for $1,455,000 after bidding was opened at $1,200,000 and it was announced on the market at $1,290,000. The property was offered for auction in 2007, but passed in at $720,000.
Next weekend is set to hold 590 auctions, providing buyers with less opportunity and will likely see an improvement in clearance rates.

'Distractors' are those listings that come along on the market place and distract the core body of buyers looking for a given home.
Often the distracting factor about the listing is the price.
You might have 15 serious buyers that are seeking a two story Victorian home in Richmond. One listing might shine through all others, and better yet- the quote price is very low.
The core body of buyers goes for this one home and it sells for a big sum- well in excess of the advertised price range.
As this listing distracts a large group of buyers, other listings on the market that are being auctioned prior to this one can be excellent value.

airbnb.com is a site in the USA which is growing incredibly quickly.
The concept is that people can rent a private or shared apartment for any duration of time (whether that be a day or a few months) from someone who has listed their place on the site.
Brian Chesky one of the co founders of airbnb.com has decided to use his own site to constantly move every few days rather than sign a lease for an annual term.
Interesting stuff!
These guys feel this is the future of travel and are aiming to take some market share from hotels and serviced apartments. They also see this as a rental alternative to the young and mobile, rather than signing leases.
Will we see these nomadic & social tendencies start hitting Melbourne's rental market?
